Home renovation project and retro-fit insulation upgrade (2010 / 2011)

1. Customers requirements / Job description,

Property Description,   A part stone built detached bungalow, constructed in 1975.

Project type,  A Retro-fit insulation project combined with major internal and external refurbishment.

The homeowner wanted to completely refurbish the property and combine internal renovation work with improved levels of thermal Insulation. The property was suffering from condensation in certain rooms and was not insulated to meet modern standards. The property had previously had ineffective and costly roof repairs carried out and the leaking roof had caused internal damage.

In order to achieve the high levels of insulation required to the walls and roof space, a detailed home survey was carried out, and a specification and schedule of work was provided by THIAS.

2. Work undertaken

  • The roof was completely stripped and re-tiled using a modern inter-locking clay tile, a high quality breathable membrane was used, new lead valleys were formed and sections of the roof were insulated while the roof was exposed. The roof was also ventilated correctly to prevent condensation.
  • The old softwood barge boards and fascia boards were replaced, with a new PVCu roofline system, all underlying timbers were treated.

  • Outer walls were dry lined and new thermal insulation boards were used to insulate the walls, insulation was also fixed beneath the floor boards in certain rooms, this was possible as sections of floor boards were being removed to allow for new plumbing work.
  • The remaining walls and ceilings were re-plastered, old stained and perished plaster was removed, timbers treated and defects corrected.

  • Under-floor heating was installed in the kitchen, and a new insulated concrete floor was laid.
  • New energy efficient A-rated windows and doors were installed, this allowed the designs to be improved and with added security measures.
  • External renovation work included new paving and repairs to old render.

3. Conclusion

Following completion  of the Eco-renovation project to this Leeds home.

The homeowner now has a very well insulated home and can expect lower fuel bills in the future, condensation and the problem of dampness and mould has been removed, and improved levels of ventilation to all parts of the property will prevent future damp problems recurring.
