1. Customers requirements / Job description,

Property Description,   A stone built semi detached Edwardian house constructed in the early 1900s, with original timber windows and doors.

Project type,   A renovation project combined with external refurbishment of the Edwardian property including restoration and up grading of all existing exterior joinery new slate roof and Leadwork.

The homeowner of this Edwardian house wanted to completely refurbish the exterior of the property, maintaining the original features where possible, and combine external renovation work with improved levels of thermal Insulation, the property had an original slate roof that needed to be replaced, and a defective flat lead roof , this was an ideal time to up grade the insulation in two areas of the property.

In order to achieve the high standards of workmanship and the correct technical specification for the proposed work, a detailed home survey was carried out, and a specification and schedule of work was provided by THIAS.

2. Work undertaken

  • A rear single storey slate roof with the original 100 year old roof covering was stripped and then re-slated, using high quality materials and a breathable roofing membrane, reclaimed Welsh slates were hand selected to ensure a uniform thickness and colour, existing insulation was increased to meet current standards..

  • A front flat roof that had an existing sheet lead covering was stripped and all under lying joinery was treated and repaired, while the roof was exposed and open this was an ideal time to insulate the flat roof, the decking was replaced and a slope was incorporated into the decking to prevent standing water, new guttering and external joinery was replaced.

3. Conclusion

Following completion of the restoration and renovation project to this Harrogate home, the homeowner can now expect lower fuel bills in the future, because of the improved insulation standards, and minimal ongoing maintenance.

Condensation and the problems associated with dampness and unsightly mould has been removed, and improved levels of ventilation to all parts of the property will prevent future damp problems re-occurring.

Restoring original period features including lead roofing, slate roofing, repairing old windows, and replacing windows and doors with high quality energy efficient timber windows is a specialist job, our service managed the process from initial assessment to final fitting and decoration.
