Energy Performance Assessments are a mandatory part of the new Home Information Pack, and also a very important part of our future.
Discounts are available on HIPs and EPCs for existing customers and homeowners who are registered with THIAS
- We supply the full EPC, offering a cost effective and efficient solution, With prices starting from £95.00 plus VAT. (A full price list is available on request)
- We can also offer a pre EPC inspection; this option will enable the property owner to carry out immediate improvements prior to marketing, our expert advice will help achieve the Optimum rating.

Our own surveyors undertake all EPC surveys; The Home Inspector Network has been established by THIAS, to compliment our existing team, the network is a growing regional group of Independent Home Inspectors, qualified to undertake Home Condition Reports (HCRs).

What We Look at as Part of the EPC Survey
- The year of property construction ( Date built ).
- Walls and roof construction.
- Evidence of cavity wall Insulation.
- Energy-saving "green" devices (such as solar panels, for instance).
- Number of double glazed windows and the date installed.
- Number of open or closed fireplaces.
- Make and model of boiler and the type of flue and fuel used.
- Number of low energy light-bulbs.
- Type of heating system used and controls (wall thermostat, programmer etc...)
- Roof insulation and thickness.
- Measure the thickness of the hot water cylinder jacket or foam.
- Check for excessive window area in larger houses and take measurements of conservatories and extensions.
- Note the number of habitable rooms that are heated.
- Measure the internal or external areas of the home.
- Sketch and make notes relating to the home and room layout.
