The original intention of HIP`s regulation was to provide as much information as possible at the start of the sales process, in addition to the Mandatory legal HIP, we can add a number of Specialist Reports.
Older house may benefit from:
- Independent Damp Timber and Wall Tie Reports.
- Roof Condition Reports
- Electrical testing.
- Hidden defect warranties
These are typically the items picked up by surveyors during valuations and Home Buyers Surveys, it make sense to check and resolve these issues prior to marketing.

The Energy performance Certificate is required to comply with EU directive 2002/91/EC,
Which aims to promote improvement in energy Performance of Buildings? The EPC is mandatory, and is required for ALL domestic dwellings at the time of sale.
The EPC will show two ratings, how energy efficient the house is, and the CO2 emissions.
Only qualified Domestic Energy assessors, or qualified Home Inspectors are allowed to produce EPC`s. All assessors and inspectors must be registered with an approved accreditation scheme, and be fully insured.
